During this period, Anirudh began closely studying Dholera Smart City, India’s first planned Greenfield smart city under the Delhi–Mumbai Industrial Corridor. He believed that infrastructure-led urban development would create significant long-term investment opportunities for informed investors.
Instead of positioning himself as a conventional real estate seller, he chose to build an education-first approach.
