Gurugram, May 2026 – PodHome, India’s fast-growing factory-built modular cabin and villa brand, today announced the expansion of its production infrastructure from its existing Greater Noida facility to two new manufacturing hubs in Pune, Maharashtra and Bangalore, Karnataka. The move comes as demand for prefabricated structures accelerates sharply across the country, driven by a new generation of resort developers, Airbnb hosts, and farmhouse owners who want quality construction without the uncertainty of conventional building.

The Indian prefabricated construction market is at an inflection point. A sector long associated with industrial sheds and site offices is rapidly maturing into a credible alternative for residential, hospitality, and recreational builds. Industry estimates place the market at approximately Rs.4,500 crore in 2024, with projections pointing to a compounded annual growth rate of over 12% through 2030 – driven by urbanisation, rising construction labour costs, and a fundamental shift in how Indians think about second homes and nature escapes.
The post-pandemic years supercharged this shift. Remote work freed urban professionals from the compulsion to live in metros year-round. Airbnb listings in India grew over 60% between 2021 and 2024. Farmland purchases spiked around Pune, Bangalore, Jaipur, and Almora. And at the intersection of all of this sits one recurring question: how do I build on this land, quickly, without the nightmare of managing contractors and cost overruns? Why Greater Noida Is No Longer Enough

“We are seeing inquiry volumes from South and West India that our current turnaround times cannot serve well,” said Divyam Agrawal, Director, PodHome. “A client in Bangalore is looking at 2,100 kilometres of transit from Greater Noida – a 36 to 40-hour flatbed journey with significant logistics cost. With a facility in their backyard, we cut delivery times by more than half and the saving goes straight back to the client.”
Both cities sit within reach of the highest-growth prefab corridors in the country. From Pune, PodHome can serve Maharashtra, Goa, and coastal Karnataka. From Bangalore, the entire South India footprint – Tamil Nadu, Telangana, Kerala, and Andhra Pradesh – becomes viable at a fraction of current transport cost.
What the Expansion Means
The new facilities will replicate PodHome’s factory methodology – steel frame fabrication, panel assembly, bathroom fitout, insulation, flooring, and electrical – all completed under controlled conditions before dispatch. Every unit is inspected and documented before the client pays the pre-dispatch installment.
The expanded capacity is also expected to bring standard delivery timelines down from 45 working days toward a 30-day target for regionally built units – a meaningful advantage in a market where timeline unpredictability is the most common frustration cited by buyers of conventional construction.
The broader industry tailwinds support the move. Construction labour shortages are pushing developers toward factory production. Fixed-price prefab eliminates the cost escalation – typically 30 to 50% – that plagues site-built projects. And a PodHome unit placed by crane in a single day versus four to eight months of site construction is a compelling proposition for resort operators and Airbnb hosts where every month of delay is lost revenue.
